The Cayman Islands real estate market experienced a moderation in activity during the third quarter of 2026, following an exceptionally strong first half of the year.
Understanding the factors behind these changes is essential when evaluating market performance, particularly in a relatively small market where major development closings can significantly influence quarterly statistics.
REMAX vs The Industry
REMAX Cayman Islands continues to lead the industry as the #1 real estate company based on sold volume.

For the first nine months of 2026, REMAX accounted for 31.5% of total market sales volume, US $628.9M, more than three times the market share of its nearest competitor.

During Q3, REMAX recorded 76 sold transactions, representing 19% of the market, and generated US$149.7M in sold volume, accounting for 29.4% of the industry’s total. These results reinforce REMAX’s continued market leadership and strong performance across the Cayman Islands real estate sector.
Sold Transactions and Average Sale Prices
Following an exceptionally active second quarter, Q3 2026 recorded 188 completed sales, a 26.5% decline from the 256 transactions recorded in Q2.
The average sale price also decreased by 21.5%, falling from US$1.644 million in Q2 to US$1.291 million in Q3.

While these declines are notable, the previous quarter benefited significantly from the completion of major developments, particularly The Watermark and ONE | GT. Together, these projects contributed approximately US$161 million in completed transactions during Q2, amounting to 60 transactions, creating an unusually high benchmark for comparison.
In a market the size of the Cayman Islands, the closing of several high-value properties or a large development can substantially influence quarterly results. Consequently, these fluctuations do not necessarily reflect a broader decline in property values.
Q3 2026 vs Q3 2025
Year-over-year comparisons provide a different perspective on market performance.
Although the number of completed transactions declined 7.8% compared with Q3 2025, the average sale price increased 19.5%, reaching US$1.291M.
This is an important distinction. While fewer properties changed hands, the average value of those transactions was considerably higher than during the same period last year.
Although changes in the types and values of properties sold can influence these averages, the results demonstrate continued strength in transaction values despite more moderate sales activity.
New Listings
New listing activity remained relatively stable during Q3, with 310 properties entering the market, a modest 1% increase over the previous quarter.

However, the average asking price continued to rise, increasing 4.8% from US$1.729M in Q2 to US$1.813M in Q3.
Market Outlook
As we enter the final quarter of 2026, the Cayman Islands real estate market continues to demonstrate resilience despite a moderation in sales activity.
Global economic uncertainty, interest rates and international buyer sentiment will remain important influences, while the completion of additional major developments such as the Grand Hyatt, which is slated to close this year, will continue to affect recorded transaction volumes.
