How your agents determines a price.
RE/MAX Sales Associates use a variety of means to determine the market value of your property. We take into account the following factors:
Location: the single greatest factor in determining the price is location.
Condition: property condition directly affects the price and speed of the sale. A well staged home can result in a quicker sale & higher sales price.
Competition: buyers will see several properties and compare them. Does your stand out?
Timing: Like any market the Cayman Islands Real Estate market moves in cycles. An thought through marketing strategy and pricing plan must take the current market conditions into account.
Final Price: in the end it's the market place that will determine the price. We as real estate agents will use all of our experience and data to calculate where we think the property will trade but ultimately the market may feel that the price should be higher or lower.
Maximum Exposure for your property
We believe that the more people are aware that your property is for sale the more people will see it and the more offers you will and the better price will you receive. We share your property with every CIREBA real estate agent and non-CIREBA agent via the CIREBA website and our website.
Our Sales Associates customize are marketing plan for your property taking into account your target market. They have a variety of marketing options which may include the agents personal website, newspaper advertising, Open Houses, newsletter to clients to name just a few.
Many people believe that newspaper advertising alone sells real estate. Studies show that in fact, buyers come from a variety of places. A large percentage of buyers begin their search on the internet especially overseas investors who are looking for a condominium in the Cayman Islands. However, not all web sites are the same. Our web site has been created to be the most user-friendly, offering potential buyers an easy way to search and compare properties. What this means for the seller is that not only will prospective buyers be visiting our site in large numbers they will actually be able to find your property easily, again giving your property maximum exposure. In addition we have a feature properties section directly on our homepage which will allow each agent to showcase your property.
We at RE/MAX Cayman Islands created our web site with our customers and clients in mind. Many buyers are alerted to the property they ultimately choose to purchase by a real estate professional. For the most part, all major brokerages and their sales agents in the Cayman Islands are members of a regulatory organisation called the Cayman Islands Real Estate Brokers Association (CIREBA). We inform the entire CIREBA community about your property within 72 hours of listing your property.
Our Sales Associates understand the entire range of categories from which buyers are drawn and tailor our marketing efforts accordingly.
Maximize your homes potential
Often, simple cosmetic changes can be made with minimal time and expense. Buyers will be comparing competing properties. So here are a few practical tips to help yours stand out above the rest.
Curb Appeal
First impression counts - a lot. The front of your home is the first thing buyers see. Some buyers have been known to stop at the front door and walk back to the car if they are turned off. That means making sure your lawn is freshly mowed, perhaps adding a few flowers and shrubs in the front garden. A coat of paint on the outside can't hurt either.
Declutter and Minor Repairs
I know you've seen those reality shows where the hoarders have junk packed to the ceilings. I know this isn't you. But perhaps you don't always vacuum every day and the house isn't necessarily as pristine as it could be. Perhaps you haven't found the time to repair the broken rain gutter or replace the rusty front door handle. The improvements you make do not need to be expensive, and can be a quick and easy way to make your house shine to a prospective buyer.
Depersonalize Your Home
Pictures of your kids and grandkids are cute, but not to all buyers. Buyers want to be able to imagine living in your house. That means visualizing sitting on your comfy couch watching your big screen TV with a huge tub of popcorn. Just like you. So take away anything that will remind them that they're just visiting. You want them to linger awhile. Don't spoil the illusion.
Staging Your Home
Your agent (or even a professional home stager) can help you rearrange things in the house to make its appearance more attractive. It could be worth it, but it can also be expensive. However, if it's a slow market, your home has an odd layout, or your furniture is from a tattoo parlour (not that there's anything wrong with that) staging your home may be the answer.
